Site Description:
Rectangular. The site is bisected by Mink Street with 32 acres west of Mink and 112 acres east of Mink. Flat except for some roll into a creek that runs through the west side of the site. Currently all is farmed.
Infrastructure:
There is currently approximately 7,200 feet of combined road frontage on Mink Street and Refugee . Turning lanes into the project will be developed at all major entrances. All utilities will be developed underground to serve the project. Storm sewer, sanitary sewer and water will be developed in the road easements.
Zoning:
The eastern 112 acres are zoned M-1 in Etna Township. This allows for office buildings, light industrial and some retail. The western 32 acres is zoned agricultural and is anticipated to be rezoned to a mixed use of commercial with a multi-family area.
Site Development Control:
Architectural design guidelines and covenants and restrictions will deal with set backs, lot coverage, building materials, signage, etc.

Water and Sewer- Southwest Licking Water and Sewer District.
Gas- Columbia Gas, Electricity- AEP
Real Estate Taxes and Abatements:
The site is part of an Enterprise Zone. This qualifies users for abatement on real property tax for up to 100% of new construction and for abatement on personal property taxes for up to 100%.
Access and Proximity to Arterial Highways:
The main entrances to Etna Business Park will be on the east side of Mink Street approximately 1,200 feet south of Refugee Rd. There will be at least one other access road into the site on Refugee Rd. Access to Interstate 70 is by way of Mink Street to US 40 to SR 310 to I-70, approximately 4 miles. SR 16 is about one mile north and carries traffic east to Newark and west to Columbus and I-270.
Topography:
Flat having adequate drainage outlets.
Environmental:
Phase One Report showed no signs of environmental problem. The land has been farmed or wooded for local recorded history.
Area Amenities And Services:
Within about a five minute drive the following can be found: McDonalds, Wendy's, Pizza Hut, copy services, a public golf course and the business districts of Reynoldsburg and Pataskala. These plus additional goods and service establishments likely to spring up along Main Street (US 40) and Broad Street (SR 16) should supply those goods and services necessary to users. A park with pond and stream area is planned for the west side of the development.
Public Transportation:
At this time there is no public transportation along Mink or Refugee.
Other Developments:
Nearby, at Etna Industrial Park a 450-acre development, Too, Inc. has developed a 500,000 square feet distribution center and Pro Logis has commenced development of a planned 3.5 million square feet large box distribution park.
